Channel 4 has mounted a campaign to highlight the so-called ‘Great British Property Scandal’ of empty homes in the UK. Thousands of people are getting involved in the campaign to bring the estimated 930,000 uninhabited properties back into use and the government even recently announced in its 2011 housing strategy that it will be pledging £100m towards bringing some of Britain’s homes back into use to cut housing waiting lists and stabilise housing supply. Sounds like a great idea but are we simplifying what could be a major legal and bureaucratic undertaking as a quick and easy solution to a growing problem? And what about the real whole life costs of such a decision?
PFI/PPP projects have been under heavy scrutiny throughout 2011. The media seems content to resign any kind of PFI/PPP project to the scrapheap of “labour-led dalliances” which have left the public out of pocket. But there is a future for PFI, or rather, there has to be a future for PFI if the government is to remain committed to its planned public sector building and infrastructure projects.
Building Information Modelling (BIM) is having an image problem. The perception of BIM by industry professionals seems to be squarely focused on the need for 3D modelling of built assets to unlock the many lifecycle cost reductions and planning benefits of BIM. If this was indeed the case, then the vast majority of existing building stock will never form part of the BIM journey as more than 90% of buildings in the UK are over ten years old and live in the operational phase, and therefore exist in 2D CAD or 2D paper drawings. This is also true of new build property, NG Bailey stated at BIM Show live on the 1st November 2011, that 60% of new build is still being designed in 2D. So will the need for 3D modelling in BIM hold it back? Lifecycle BIM can, and has to live in 2D while the industry catches up.
